Real Estate in The Legends and Creekwood
A walkable family neighborhood right under the M, with Bridger Mountain views.
Living in The Legends and Creekwood
The Legends is one of the Bozeman neighborhoods people pick when they want a bigger house and they are willing to trade yard for it. Larger homes on smaller lots with small backyards, no golf course, and the Bridgers straight out the window. Some lots back directly to the mountains, which is the thing most people remember about touring here.
It is genuinely walkable, and that is a large part of why it stays sought after rather than a line I am adding for color. The mix skews toward young professionals with children and toward retirees, which is an unusual combination and makes the streets feel less uniform than a pure family subdivision.
There are townhomes here too, and they are the part people miss. Three sold between January 2025 and now, from $630,000 to $945,000. They are mostly retiree-owned.
Two names are worth untangling before you start looking. The full name on a plat is Legends at Bridger Creek, which is how it shows up on a listing and which is easy to confuse with Bridger Creek itself, directly across the road. Those are two different neighborhoods.
And Creekwood sits right up against The Legends. Most people treat the two as one place, and plenty of people who live here could not tell you where one stops and the other starts. That is why this page covers both, and why the sales figures below do too.
How I Serve The Legends and Creekwood
What I bring to this one is not a wall of sold signs on these particular streets, and I would rather say that plainly than imply otherwise. It is that I house-hunted here myself, seriously, before buying directly across the road in Bridger Creek. I weighed these streets as a buyer, with my own money on the line, which is a different kind of knowing than running comps on them.
So I have walked these streets as a buyer, not only as a REALTOR®. I know what made me pause, and I will tell you what it was rather than selling around it.
The rest is the same wherever I work. Licensed since 2006, over 700 homes sold, GRI and Certified Negotiation Expert, Guild Elite with the Institute for Luxury Home Marketing, Broker/Owner of Referred Realty Group with REAL Broker. Every listing gets professional photography and video plus targeted digital campaigns rather than a post to my own followers. Every listing gets tracked against my 10-10-0 indicator, so nothing sits stale while everyone waits. You get weekly updates and showing feedback inside 24 hours. That is the Simple Selling Method™.
Why I Write About This One
Bozeman has a great many neighborhoods and I work the whole market, along with Big Sky and the Bigfork and Swan Lake side of the Flathead. So why a page on The Legends rather than on thirty others?
Because I live directly across the road, in Bridger Creek, and because I house-hunted here seriously before buying there. I have walked these streets as a buyer, weighing them for myself, not only as a REALTOR® running comps.
What made me choose across the road was the lot size and the privacy. Small backyards and close neighbors were more than I wanted. That is a preference and not a verdict, and plenty of buyers I respect weigh it the other way and are right to. If the mountain views and the walkability are what you are after, this is the better of the two for you, and I will say so.
If you are looking elsewhere in Bozeman, that is not a problem and it is well within what I do. Tell me where you are looking and I will give you the same straight read on it.
The Legends Homes and What They Cost
Houses here sold between $905,000 and $2.9 million over the past two years. Townhomes are the quieter option and went from $630,000 to $945,000, which is a long way below what most people assume this neighborhood starts at.
The smaller single family homes are the ones people tend to miss, and some of them are single-story. If you want your own house and your own door at a smaller scale, ask for that specifically rather than defaulting to a townhome.
For the wider picture, across Bozeman City Limits and the Greater Bozeman Area combined, the single family median sale price was $885,000 for January through August 2026, against $922,500 for the same months in 2025, down about 4.1%. Homes sold rose over the same window, 481 against 448, up 7.4%. Active single family inventory stood at 284 at the end of September. Source: Big Sky Country MLS and Domus Analytics, sales figures for January through August 2026, inventory as of September 2026.
Since most of The Legends sits above that median, the number that matters more to you is the upper end, and that has been moving the other way: sales above $1.5 million were up about 39% year on year through September, at a median within about 2% of last year's. A softer blended median across the whole market is a mix shift, not the top of the market cooling.
If you own here and you are trying to work out whether now is the moment, I would rather give you a real number on your actual house than let an automated estimate make the decision for you.
What It Is Actually Like to Live Here
The walkability is the thing residents talk about, and it holds up. The mountain views are the thing visitors talk about, and they hold up too, particularly on the lots that back to the Bridgers.
The counterweight is the lot sizes. Small backyards and close neighbors are the trade for the square footage, and whether that bothers you is personal. It bothered me enough to buy across the road. Plenty of people I respect made the opposite call for good reasons.
If you are an empty nester or retiree looking at the townhomes here and weighing a move out of a larger home, that transition is the work I do most. If you are moving to Bozeman from somewhere else and trying to understand how this market behaves, start here. And if you are trying to work out whether to buy first or sell first, that sequencing is its own problem and worth solving before you tour anything. Otherwise, have a look around or just tell me what you are thinking.
Frequently Asked Questions
What do homes cost in The Legends?
Houses sold between $905,000 and $2.9 million over the past two years. Townhomes are the part people miss, and those went from $630,000 to $945,000.
Is The Legends a family neighborhood?
Largely, yes. The mix is young professionals with children alongside retirees, which makes it less uniform than a pure family subdivision. The walkability is a big part of why families choose it.
Why do you have a page on The Legends specifically?
Because I live directly across the road in Bridger Creek and I house-hunted in The Legends seriously before buying there. Bozeman has many neighborhoods and I work the whole market. These two are the ones I know as a resident rather than from comps.
Do the lots back onto the mountains?
Some of them do, and those are the ones people remember. Not every lot has it, so if the view is the reason you are looking here, it is worth being specific about that from the start.
What has actually sold in The Legends and Creekwood
15 sales, January 2025 to October 2026.
| Type | Sold | Price range | Typical days on market |
|---|---|---|---|
| Single family | 12 | $905,000 to $2,900,000 | 25 |
| Townhomes | 3 | $630,000 to $945,000 | 34 |
Everything here moves quickly, and the houses move about as fast as the townhomes. Four of the twelve houses sold inside five days. That is a different market from Bridger Creek across the road, where the larger houses sit for months.
