The Legends and Creekwood · Selling Your Home

Selling a Home in The Legends

Marketing that goes beyond the buyers already searching.

Two Buyers, Not One

Most neighborhoods sell to one kind of person. The Legends sells to two, and they want almost opposite things.

The families are buying the walkability and the space inside. Young professionals with children, for whom the small backyard is an acceptable trade because the street works and the house is big enough.

The retirees are buying the opposite: less to look after. They are usually in the townhomes or the smaller single family homes, and the small backyard is the point rather than the compromise.

So the first question on any Legends listing is which of those two your house is for. Marketing a family home on its low maintenance, or a townhome on its square footage, wastes the thing that actually sells it. The Bridger Mountain views work on both, and if your lot backs directly to the mountains, that is the headline rather than a bullet.

What Buyers Will Ask That You Should Answer First

The lots are small and the neighbors are close, closer than people expect at this price point. A buyer who tours three homes here will notice, and a listing that pretends otherwise loses credibility at exactly the wrong moment.

Better to lead with what the trade buys. The walkability is genuine and is what residents bring up first. The views are what visitors bring up first. Both are real, and both are worth more to the right buyer than a bigger yard.

Houses here sold between $905,000 and $2.9 million over the past two years, and townhomes from $630,000 to $945,000.

How It Gets Sold

Professional photography and video, then targeted campaigns aimed at buyers who were not searching this month rather than a post to my own followers. A vetted network for staging and repairs so the prep is not your project. Weekly updates and buyer-agent feedback within 24 hours of every showing.

And the 10-10-0 rule: ten days without a showing, or ten showings without an offer, and we change price or presentation rather than waiting. The full seven steps are on the Simple Selling Method™.

Start with a real number. More on the neighborhood here, and if this is a move to less house, that version is here. Otherwise tell me about your house, or see the rest of the site.

Frequently Asked Questions

Who buys in The Legends?

Two quite different groups. Young professionals with children buying the walkability and the space inside, and retirees buying the townhomes and smaller single family homes for the opposite reason. Which one your home suits changes how it should be marketed.

Do the small backyards hurt the sale?

With the wrong buyer, yes. With the right one it is irrelevant, because they are buying walkability and mountain views instead. The mistake is pretending the lots are bigger than they are, which costs credibility on the tour.

The Legends and Creekwood

What selling your home looks like in The Legends and Creekwood

A walkable family neighborhood right under the M, with Bridger Mountain views.

The Legends is bigger homes on smaller lots, built for families who want to walk everywhere. No golf course. What it has instead is the Bridgers, straight out the window, and some lots that back right up to them.

The full name on a plat is Legends at Bridger Creek, which is worth knowing because it is how it shows up on a listing and it is easy to confuse with Bridger Creek itself across the road. They are two different neighborhoods.

The homes
Large family homes and townhomes, on small lots with small backyards throughout. A similar mix to Bridger Creek across the road.
Why people choose it
Young professionals with children, and successful retirees.
Schools people ask about
Hawthorne Elementary, Chief Joseph Middle School, and Bozeman High School. School boundaries change, so confirm your own address on the district's boundary map before you rely on it.
Getting around
Highly walkable, which is a large part of why it stays sought after.
Nearby
Bridger Mountain views throughout, with some lots backing directly to the Bridgers. Bridger Creek is directly across the street.
The trade-off
Same housing mix as Bridger Creek across the road, so the choice is setting. No golf course, which for some buyers is the point. Mountain views and walkability instead, on small backyards with less privacy between neighbors.
