The Two Things That Actually Decide It
Price and presentation. Almost everything else is detail.
A home that is not selling is nearly always wrong on one of those two, and the agent's instinct is usually to wait and blame the market. I would rather catch it in week two than month three, which is why every listing I take is tracked against a 10-10-0 rule. Ten days without a showing, or ten showings without an offer, and we change the price or the presentation. We do not sit and hope.
Marketing That Reaches People Who Were Not Looking
Most agents post the listing to their own followers and call that marketing. Their followers are largely other agents and people who already know them, which is to say people who are not buying your house.
Every home I take gets professional photography and video, plus targeted digital campaigns built to reach buyers who were not searching this month. That is the point. The buyer who is already searching every morning will find your house regardless. The one who would have moved for the right home but was not actively looking is the one worth paying to reach, and almost nobody goes after them.
Then retargeting keeps the house in front of the people who looked once, so they do not simply drift away.
I also will not market your home with luxury lifestyle cliches. No horses on a mountainside, no fancy cars, no trying to out-fancy another agent. That imagery sells the agent, not the house.
From Nick M. in Bozeman: “Having used many realtors in Bozeman, I found Courtney Foster to be the best mainly because I handed her a property to sell that two other realtors had failed with, and it was sold in a flash.”
You Will Not Wonder What Is Happening
The complaint I hear most often about a previous agent is not incompetence. It is silence once the sign goes in the yard.
So: a weekly update from me whether or not there is news, because no news is information too when you are the one waiting. Buyer-agent feedback within 24 hours of every showing, in their words rather than my summary of them. And when something needs to change, you hear a recommendation with the reasoning, then the decision is yours.
That is not a service promise, it is just the job. It is only remarkable because so many people have had the opposite experience.
What It Costs You in Work
Less than you are probably picturing, and considerably less of it is yours to organize.
I bring a vetted network of stagers, painters, organizers and repair people, so getting the house ready does not become a second job. We do the things that pay you back and skip the ones that do not, which is most of them. Paint, a stager and good photographs are far more typical than a renovation.
If the house has thirty years in it and the hard part is the contents rather than the condition, that version of this is here. If it is a parent's home and probate is involved, start here instead, because the order matters. If you are selling through a divorce, there is a page on how I handle that.
Where the Market Actually Is
Across Bozeman City Limits and the Greater Bozeman Area combined, the single family median sale price was $885,000 for January through August 2026, against $922,500 for the same months in 2025, down about 4.1%. Homes sold went the other way, 481 against 448, up 7.4%. Active single family inventory was 284 at the end of September. Source: Big Sky Country MLS and Domus Analytics, sales figures for January through August 2026, inventory as of September 2026.
More homes selling on slightly softer blended pricing means buyers are active rather than absent. And the softer median is a mix shift rather than the top of the market cooling: sales above $1.5 million were up about 39% year on year through September, at a median within about 2% of last year's.
None of which tells you what your house is worth. That number I will do properly.

Frequently Asked Questions
How long will it take to sell my house in Bozeman?
It depends almost entirely on price and presentation rather than on the calendar. What I can tell you is that it will not drift: every listing is tracked against a 10-10-0 rule, so ten days without a showing or ten showings without an offer triggers a change rather than a wait.
What do you do that other agents do not?
Targeted campaigns aimed at buyers who were not searching yet, rather than posting the listing to my own followers. A vetted network for prep so it is not your project. Weekly updates and showing feedback inside 24 hours. And a rule that forces a decision when a listing stalls instead of letting it sit.
Do I need to make repairs before listing?
Usually far less than you expect. We do the things that pay you back and skip the rest. Amanda's place near Ennis needed a stager, fresh white paint and new photographs after three years of sitting, and then it had an offer inside sixty days.
