The Legends and Creekwood · Home Value

What Your Home in The Legends Is Worth

A real number on your actual house, not an algorithm's guess.

Three Housing Types, One Average, No Useful Answer

An automated estimate works by averaging nearby sales. That is a reasonable method in a neighborhood of similar homes. The Legends is not that.

It holds large family homes, townhomes that sold from $630,000 to $945,000 and are mostly retiree-owned, and smaller single family homes. Houses run roughly $905,000 to $2.9 million. An algorithm averaging across all three produces a number that describes none of them, and it will be confidently wrong in whichever direction your home sits away from the middle.

The View Is Part of the Price and It Is Not in the Record

Some lots here back directly to the Bridgers. Most do not. That difference is worth real money and it does not appear anywhere a computer can read it.

Nor does which direction the house faces, how much of the view survives once the neighboring home is accounted for, or how small the backyard actually is relative to others at the same price. Those are the things a buyer decides on, standing in the room, and they are the things that move your number.

I house-hunted in The Legends myself before buying across the road in Bridger Creek, so I have walked these streets weighing exactly these trade-offs with my own money.

Ask Early, There Is Nothing Attached

No cost, no obligation, and a year out is often the right time. If the answer is that waiting serves you better, I will say so.

Background: the single family median across Bozeman City Limits and the Greater Bozeman Area was $885,000 for January through August 2026, against $922,500 a year earlier. Most of The Legends sits above that, and the segment above $1.5 million moved the other way, up about 39% year on year through September, at a median within about 2% of last year's. Source: Big Sky Country MLS and Domus Analytics, figures for January through August 2026; the segment above $1.5 million through September 2026.

Frequently Asked Questions

Why is an online estimate unreliable in The Legends?

Because it averages across three quite different housing types, and because the thing that moves the price most, whether your lot backs to the Bridgers, is not in any public record.

What do homes in The Legends sell for?

Houses sold between $905,000 and $2.9 million over the past two years. Townhomes went from $630,000 to $945,000 and are mostly retiree-owned. Where a specific home lands depends heavily on its view and its lot.

The Legends and Creekwood

What home value looks like in The Legends and Creekwood

A walkable family neighborhood right under the M, with Bridger Mountain views.

The Legends is bigger homes on smaller lots, built for families who want to walk everywhere. No golf course. What it has instead is the Bridgers, straight out the window, and some lots that back right up to them.

The full name on a plat is Legends at Bridger Creek, which is worth knowing because it is how it shows up on a listing and it is easy to confuse with Bridger Creek itself across the road. They are two different neighborhoods.
