What Is the Simple Selling Method, Step by Step?

Title card for the article: What Is the Simple Selling Method, Step by Step?

The Short Answer

The Simple Selling Method™ is the seven-step system I use to sell every home I list. The steps run in order: Clarity and Plan, Sorting and Simplifying, Home Preparation, Lightning Listing Launch, Digital Domination, Market Response and Negotiation, and From Contract to Close. Each step has a clear job, so at no point are you wondering what happens next or whether something got forgotten. Clear communication runs through all seven, and every listing is measured against my 10-10-0 rule so the plan adjusts when the market says it should.

I'm Courtney Foster, a REALTOR® in Bozeman, Montana, helping longtime homeowners decide what their equity is for and move into a home that fits their life now. I built this method from what has actually worked over my career, and it's the same plan whether your home is a starter house or a ranch with a view.

Why Does Selling a Home Need a System at All?

Because the listing is rarely the hard part.

If you have lived in the same house a long time, the hard part is everything that has to happen before the listing. The closets. The garage. The decisions about what goes where. The repairs you have been meaning to get to. The conversation with your kids. Most sellers I meet are not stuck on price. They are stuck on where to even start.

A system fixes that. When the steps are written down and in order, you always know what this week is for. Nothing gets skipped because everyone assumed someone else had it. And you never feel rushed, because the pace gets set at the very beginning.

Great marketing only works when it's part of a bigger plan. Marketing is two of the seven steps. The other five are what make those two pay off.

Step 1: What Happens in Clarity and Plan?

Before you and I touch a single closet.

This is the conversation that shapes everything else. You and I sit down and get clear on:

  • Your timeline, your goals and what matters most to you
  • The emotional side of leaving a longtime home
  • What needs to happen, and just as important, what does not
  • A price the market will actually respond to
  • A pace that never feels rushed

At the end of it you have a clear, step-by-step game plan for your house.

What it does for you: it removes the "where do I even start?" feeling. Even the best marketing cannot rescue a home priced for a market that does not exist, so this is also where pricing starts. More on how I think about pricing.

Step 2: What Happens in Sorting and Simplifying?

This is where most people get stuck. You won't.

  • I bring in trusted professionals to help you sort and organize
  • You decide what to keep, donate, sell or pass down, with help, not pressure
  • Donation, removal and the logistics get coordinated for you
  • The work moves room by room, so it feels manageable
  • Zero pressure and zero judgment, always

What it does for you: it takes the emotional and physical weight off your shoulders. If this is the step you have been dreading, I wrote about how to sort through a lifetime of belongings and what to do with the things your kids do not want.

Step 3: What Happens in Home Preparation?

Your home gets ready to shine, without overdoing it.

  • Identify the updates that actually matter to buyers
  • Coordinate handyman work and small repairs
  • Professional staging to highlight the home's best features
  • A deep clean and the final touches
  • Make sure everything feels intentional, not overwhelming

I have a vetted network of stagers, painters, organizers and repair pros I trust. They are contractors I hire for the job, so getting your home ready does not turn into a second job for you. The goal is to do the things that pay you back and skip the ones that do not.

What it does for you: it turns your home into something buyers connect with immediately.

Here is what that can be worth. Amanda S. had fifteen acres outside Ennis, with river views, that had sat for more than three years with two other agents. A stager, fresh white paint, new photographs and real online marketing later, she had an offer inside sixty days at $20,000 under asking and a thirty-day close.

For the details, see how to prepare your home for sale and which repairs to make before you sell.

Step 4: What Is the Lightning Listing Launch?

I don't just list your home. I launch it.

  • A strategic midweek launch, typically on a Wednesday
  • Early awareness built before the home goes fully live
  • Timing that lands ahead of broker tour activity
  • Anticipation, so buyers are already watching
  • The most momentum possible in the first week, when it matters most

What it does for you: it creates demand and urgency instead of a slow start. A home does not get a second first week, so the first one is worth planning instead of leaving to chance.

Step 5: What Is Digital Domination?

This is how your home becomes the one buyers notice first.

  • Professional photography and high-impact video
  • A social media strategy that reaches thousands of buyers
  • Targeted digital marketing campaigns
  • Exposure across the platforms where buyers are actually looking
  • Consistent promotion to keep your home top of mind

The difference that matters here: targeted campaigns reach thousands of buyers who match your home, not just the people who already follow me. An agent's own followers are mostly other agents and people who already know them. Retargeting then keeps your home in front of the buyers who have already shown interest.

What it does for you: more attention means more showings, and more showings mean stronger offers. Here is what real marketing for a home looks like.

Step 6: What Happens in Market Response and Negotiation?

I don't just wait. I guide the process.

  • Manage showings and buyer feedback
  • Adjust the strategy in real time when the market says to
  • Navigate offers, including multiple-offer situations
  • Negotiate not just the price, but terms that protect you
  • Keep everything calm, clear and on track

This is where the 10-10-0 rule earns its keep. Ten days without a showing, or ten showings without an offer, and something needs to change, either the price or the presentation. Nobody sits and hopes. The plan adjusts. Here is the 10-10-0 rule in full.

It is also where my negotiating style matters. I negotiate collaboratively: not a bully and not a pushover. Plenty of good deals fall apart over ego. My job is to protect your price and your terms and still get you to the closing table.

What it does for you: you make the best decision, not a rushed one.

Step 7: What Happens From Contract to Close?

Where deals are either protected, or fall apart.

  • Coordinate inspections and next steps
  • Negotiate repairs strategically
  • Manage the timelines and deadlines
  • Keep communication proactive and clear
  • Guide you all the way through closing day

Once you are under contract, I stay on top of escrow and make sure every player gets their documents in on time. You will hear from me about anything that could affect your sale, so nothing surprises you at the end.

What it does for you: it protects your sale and gives you peace of mind.

What Runs Through All Seven Steps?

Two things.

Communication. You will hear from me regularly, with real information: showings, feedback, and what I am doing about it. You should never have to chase your agent to find out what is going on.

Your priorities. The goals you set in Step 1 are the measuring stick for every decision after it. Which repairs to make. When to launch. Which offer to take. When you are not sure, you and I go back to the list.

How Is This Different From How Most Homes Get Sold?

A lot of listings follow a simpler pattern. Photos, a listing on the MLS, a sign in the yard, a post to the agent's followers, and then waiting.

The Simple Selling Method is different in a few specific ways:

  • It starts before the listing. The first three steps all happen before your home is on the market.
  • The launch is planned. The first week is engineered, not left to chance.
  • The marketing is aimed at buyers, not followers. Thousands of matching buyers instead of a few hundred friends.
  • There is a trigger for changing course. The 10-10-0 rule replaces "let's give it another month."
  • It keeps going after the offer. Step 7 exists because the stretch between contract and closing is where a lot of sales get into trouble.

Common Mistakes When Sellers Skip Steps

  • Listing before the house is ready. Marketing a home that is not ready just shows more people the problems.
  • Skipping Step 1. Without clear priorities, every decision later turns into a debate.
  • Doing everything at once. Trying to sort, repair and list in the same week is how sellers burn out.
  • Over-improving. Step 3 is about what matters to buyers, not a full remodel.
  • Waiting too long to adjust. A home that sits gets stale, and the 10-10-0 rule is there so it does not.
  • Going quiet after the offer. Inspections and repair requests still need negotiating.

Questions I Get Asked

Do I have to clear the house out before you can list it?

No. That is Step 2, and it is the step where most people get stuck. I bring in trusted professionals to sort and organize and coordinate the removal. Room by room, zero pressure, zero judgment.

How much work does my house actually need?

Usually far less than owners fear. Step 3 is about the updates that actually matter to buyers, not doing everything.

Why launch on a Wednesday?

To build awareness before the home is fully live, get ahead of broker tour activity, and have buyers already watching when it lands.

Can I skip a step?

Some homes move through a step quickly. If your house is already sorted and in great shape, sorting and preparation might be short. The order still matters, because each step sets up the next one.

I am buying too. Is there a method for that?

Yes. Buying runs on its own five-stage method, the Strategic Buying Method. If you are moving within the area, here is how I think about buying first or selling first.

Where to Start

Every sale starts with Step 1. Tell me about your house and what you are hoping for, or call me at (406) 606-9551. If you want a number first, start with a real value on your home. You can also read all seven steps of the Simple Selling Method™ on one page.
