The terms for using this website: what the information here is and is not, when a working relationship actually begins, and the fair housing commitment behind it.
What This Site Is
This is the website of Courtney Foster, a licensed REALTOR® in the State of Montana, license number RRE-BRO-LIC-38521, operating as Referred Realty Group. I hold my license with Real Broker, LLC, as an independent contractor rather than as an employee. This site is mine. It is not my brokerage's site, and my brokerage is not responsible for what is on it.
Everything on it is here to help you understand how buying and selling works in this market and how I do the work. Using the site means you are fine with what follows.

Information, Not Advice
What is written here is general information about real estate in the Bozeman area. It is not legal advice, tax advice, financial advice or an appraisal, and I am not licensed to give you the first three.
Your situation has details in it that a web page cannot know. Before you act on anything here, talk to the right professional: an attorney for a legal question, a CPA for a tax question, a lender for a financing question. I will happily tell you which one you need and introduce you to people I trust.
When We Actually Start Working Together
Reading this site does not make me your REALTOR®. Filling in a form does not either, and neither does sending me a message or talking to the assistant.
A working relationship begins when we have both signed a written agreement that says so. Until that happens I owe you courtesy and straight answers, which you will get, but not the duties a client is owed. This matters more than it sounds like it does, so if you are ever unsure where we stand, ask me and I will tell you plainly.
About the Numbers and the Properties
I work to keep this site accurate and current. Real estate moves faster than a website does.
Prices, availability, market conditions and anything about a particular property can change between the moment something is written and the moment you read it. Property information may come from sources including the multiple listing service, and while those sources are generally reliable I cannot guarantee every detail. Square footage, lot size, year built, school assignment and zoning should all be verified independently before you rely on them for a decision.
Any past result described on this site is one real transaction that happened. It is not a prediction of what your home will do.
Fair Housing
I am committed to the letter and the spirit of United States policy for the achievement of equal housing opportunity. I do not discriminate on the basis of race, color, religion, sex, handicap, familial status, national origin, or any other basis protected under federal, Montana or local law.
If you ever feel you have been treated otherwise by me or by anybody I have referred you to, tell me directly. I want to know.
The Assistant on This Site
There is a chat assistant on this site. It is artificial intelligence. It is not a person and it is not me.
It answers from what is written on these pages, and it can be wrong, incomplete or out of date. Everything it says is general information. It is not legal, tax, financial or professional advice, it is not an offer, and it does not commit me to anything. If something it tells you matters to a decision you are making, confirm it with me before you act on it.
Its answers are not reviewed for compliance with the Fair Housing Act or with Montana housing law. Nothing it says should be read as a statement about who may live somewhere, what is available to whom, or who qualifies for anything. Ask me those questions directly.
Do not enter sensitive information into it. That includes your social security number, bank or card details, and health information.

What Belongs to Whom
The writing, photographs, and the names of my two systems on this site are mine and are protected. You are welcome to read it, print a page for yourself, and share a link to it. Copying the content onto another website, or using it in your own marketing, is not something I have agreed to.
If you want to quote or reference something here, ask me. The answer is usually yes.
Links Out
Some pages link to other sites, including Google Maps, my reviews and occasionally a resource I think is useful. I do not control those sites and I am not responsible for what is on them or what they do with your information once you are there.
Limits
This site is provided as it is. I do not promise it will always be available, error free, or free of anything that might affect your device, though I take reasonable care on all three.
To the extent the law allows, I am not liable for losses arising from your use of this website or from relying on general information published on it. Nothing here limits any obligation I owe you under Montana real estate law or under a signed agreement between us, and nothing here is intended to.

These terms are governed by the laws of the State of Montana.
If they change, the date at the top of this page changes with them. Continuing to use the site after that means the updated terms apply.

Does using this website make you my REALTOR®?
No. A working relationship starts when we have both signed a written agreement saying so. Until then you are welcome to everything on this site and to ask me questions, but the duties owed to a client have not started.
Can I rely on the property details shown here?
Verify anything you are going to make a decision on. Square footage, lot size, year built, school assignment and zoning all come from sources that are usually right and occasionally are not, and they are worth confirming independently.
Can I use your content on my own site?
Not without asking. You are welcome to read it, print it for yourself and link to it. If you want to quote or reference something, ask me and the answer is usually yes.
Is the chat assistant on this site a real person?
